Terms of Service

These terms apply to this website and to stays booked with Urban Pumpkin. By using the site or booking with us, you accept them.

1. Who we are

Urban Pumpkin operates serviced apartments in Lagos, Nigeria. We design, run and look after our apartments ourselves. At the time of writing these are Dahlia in Lekki Phase 1 and Magnolia in Ikoyi.

2. What this website does

This site is for information. You cannot create an account, submit a form or pay on it. Prices, photographs and availability shown here are a guide and can change until we confirm a booking with you in writing.

3. How a booking is made

You send us your dates on WhatsApp or by email. We check availability and reply with a quote. A booking exists only when we have confirmed it in writing and the payment due has reached us. Nothing on this website reserves a date.

4. Prices, minimum stay and discounts

Nightly rates are shown on each apartment page and are quoted in Nigerian naira.

  • Minimum stay: 2 nights
  • 5% off stays of 7 nights or more
  • 10% off stays of 30 nights or more

Rates for peak periods may differ and will be confirmed in your quote.

5. Payment and deposit

Once dates are agreed, you can pay by card using a secure payment link, or by bank transfer. Dates are always confirmed before any payment is taken.

A refundable caution deposit of ₦100,000 is payable before check in. It is returned within a few days of check out, once a brief inspection confirms there is no damage beyond normal wear. Where there is damage, missing items or a breach of the house rules, we may deduct a reasonable amount and will tell you what it covers.

6. Cancellations

  • Cancel 7 or more days before arrival: full refund, processed within 2 to 7 working days
  • Cancel within 7 days of arrival, or fail to arrive: a charge equal to 3 nights

Cancellation terms for peak periods can differ and will be stated on your booking confirmation, which takes precedence over this page.

7. Check in and check out

Check in is from 2pm, check out is by 11am. Depending on the apartment, entry is by smart lock, key box, the building concierge or a member of our team. We send instructions before you travel. Early check in and late check out are sometimes possible if you ask in advance, and may carry a charge.

8. House rules

  • No parties, events or loud music
  • No smoking anywhere in the apartment, including balconies
  • No pets
  • Visitors are welcome within the agreed guest numbers, building rules and quiet hours
  • No commercial photography, videography or filming without written permission

Please do not exceed the maximum number of guests, and treat the apartment, neighbours and our team with respect.

9. If things go wrong

We may end a stay without a refund where there is a serious breach, such as an unauthorised party, illegal activity, or a threat to anyone's safety. This does not affect rights you have under consumer law that cannot be excluded.

If something is wrong with the apartment, tell us as soon as you notice and we will put it right. Reporting it during your stay lets us fix it.

10. Using this website

Please do not attempt to gain unauthorised access to the site, disrupt it, or copy its content for your own use. Our name, logo, photographs, written content and design belong to Urban Pumpkin or are licensed to us.

11. Other services we link to

We link to WhatsApp, Instagram, X and Facebook, and we use Google Analytics. Those services have their own terms and privacy policies, and we are not responsible for them.

12. What we do not promise

We take care to keep this website accurate, but we do not guarantee that every detail is current, or that the site is always available and error free.

To the fullest extent the law allows, we are not liable for indirect or consequential loss. Our total liability in connection with a stay will not exceed the amount you paid us for that stay. Nothing here limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be limited.

13. Governing law

These terms are governed by the laws of the Federal Republic of Nigeria, and the courts of Lagos State have jurisdiction. If you have a complaint, please contact us first so we can try to resolve it directly.

14. Changes

We may update these terms. The "last updated" date above will change when we do. The terms in force when you booked are the ones that apply to that booking.
